How to buy real estate from RIEL with a "eOselia" mortgage. Step-by-step algorithm

  • Teaching staff;
  • Scientific and scientific-pedagogical workers.

Mass mortgage // from 01.01.2023

  • War veterans and their family members;
  • Internally displaced persons;
  • Other citizens.

Conditions of participation// from 01.10.2022

  • citizens of Ukraine;
  • over 18 y.o. on the date of the loan formalization under 70 years on the repayment date;
  • solvent;
  • those who do not own real estate*, or its area does not exceed 52.5 sq.m per person + 21 sq.m for each subsequent family member;
  • those who do not appear in the sanctions lists;
  • those who do not participate in other state housing programs.

* real estate located in the area under hostilities and in the territory that is under temporary occupation or encirclement is not taken into account

3% from 1.10.2022 for certain categories

First installment from 20%

Loan term up to 20 years

7% from 1.01.2023 for mass mortgages

 * the list of partner banks of the program to be expanded

 

HOW TO CHOOSE HOUSING

Important information

  • the apartment or interest in the apartment (under construction) must be in a multi-apartment residential building that does not belong to state or communal property;
  • with an area of no more than 52.5 sq.m. for 1 person and + 21 sq.m. for each subsequent family member;
  • location on the territory of Ukraine, with the exception of areas under hostilities or temporarily occupied territory;
  • housing in regional centres that was put into operation less than 10 years ago;
  • real estate is subject to mandatory insurance.

IMPORTANT! The cost of 1 sq.m of the selected apartment and/or its area may exceed the ultimate requirements. The applicant must then pay the difference at his own expense.

HOW TO GET A LOAN FROM REAL FOR READY HOUSING. OUR TIPS

1 step
Choose real estate at riel.ua website or call the sales department of RIEL REC: Lviv - (032) 294 97 40, Kyiv - (044) 499 98 86. Reserve your apartment.
2 step
Fill out all the necessary forms, enter the data about the desired housing and the name of the bank that will issue you a mortgage on “Diia” portal. Sending an application.
3 step
Receive a preliminary positive decision from the bank.
4 step
Conclude a contract for the purchase of housing and a mortgage contract.
5 step
You get the keys to your apartment.

 

HOW TO OBTAIN A LOAN FROM RIEL FOR HOUSING UNDER CONSTRUCTION

1 step
Choose real estate at riel.ua website or call the sales department of RIEL REC: Lviv - (032) 294 97 40, Kyiv - (044) 499 98 86. Reserve your apartment.
2 step
Enter into a preliminary agreement for the purchase and sale of an apartment* in instalments for 2 years, pay the downpayment of 10% of the cost of the apartment.
3 step
Pay the following monthly payments in the amount of 3.75% of the cost of the apartment until you receive a loan under “eOselia” program.
4 step
Then send an application for a preferential mortgage on “Diia” portal.
5 step
Receive a preliminary positive decision from the bank.
6 step
Conclude a contract for the purchase of housing and a mortgage contract.
7 step
You get the keys to your apartment.
 * all deposited funds will be used for downpayment.
